Short Stay Master is a Belgium-based professional management service for Airbnb and short-term rentals. We handle the essentials — from listing creation and dynamic pricing to guest messaging, cleaning coordination, and compliance — so owners earn more with less stress.

Where do you operate?

Across Belgium, with experience in Brussels and coastal cities (incl. Ostend). We apply local pricing knowledge, regulations, and operations playbooks to each market.

Pricing & Fees

What are your management options?

We offer three commission plans plus a fixed-rental option:

  • 12% — Core Management: Listing setup, guest messaging (business hours), check-in guidance, cleaning scheduling & linen coordination, monthly performance report.
  • 15% — Growth Plan: Everything in Core + daily dynamic pricing, pro photography & copy refresh, multi-platform distribution (Airbnb, Booking.com, VRBO), 7/7 support, review management.
  • 20% — Premium Full-Service: Everything in Growth + priority support, owner dashboard, linen service management & mid-stay checks, quarterly revenue strategy, insurance/claim assistance.
  • Fixed Rental Income: Guaranteed monthly rent (12–36 months), with operations fully handled by us.

Is your 15% fee really worth it?

Yes — our business case shows that with pricing optimization and higher occupancy, owners earn more net even after our fee. Example (Ostend, 3-bed): ADR €160, occupancy 75% vs. self-managed ADR €140, 58%. Net improvement after the 15% fee in that model is significant. See the Business Case on the homepage.

What’s included vs. excluded?

Included items depend on the plan (see above). Operations like daily guest messaging, cleaning execution, and linen rental can be coordinated on lower tiers and are fully managed in Premium or under Fixed Rental Income.

Services

Do you provide a one-time setup if I want to self-manage?

Yes — our Starter Packages are fixed-price, one-off setups so you can manage yourself:

  • Airbnb Setup Package: Listing creation (optimized copy), photo direction/editing, baseline pricing strategy, compliance check, fire-safety guidance, amenities checklist, house manual, 90-day success plan.
  • Start to Airbnb (tech stack): Listing creation, dynamic pricing integration (e.g., PriceLabs), CRM dashboard, automation flows for messaging, AI templates, smart lock setup, regulation guidance.

Do you handle compliance and fire safety?

Yes — we guide you through local registration and tourist tax obligations. For fire safety, we provide the equipment/signage checklist and connect you with independent attestation providers such as Vinçotte.

Do you list on multiple platforms?

Yes — on Growth & Premium we use multi-platform distribution (Airbnb, Booking.com, VRBO) to lift visibility. We synchronize calendars and deploy channel-specific copy where needed.

Demand: Expats vs. Tourism

Is it better to target expats or tourists?

Both have advantages. Expats bring longer bookings (30–90+ nights), fewer turnovers, and smoother seasonality. Tourism can hit higher ADR peaks on weekends and events. We often run a hybrid strategy to capture the best of both. Read more: blog post, Expat Stays, Tourism Stays.

Do you have a network of expat demand?

Yes — we work with corporate housing and relocation partners, and use monthly-stay distribution (including Booking monthly) to place vetted expat guests.

Fixed Rental Income

How does the Fixed Rental Income option work?

We lease your property for 12–36 months and pay you a guaranteed monthly rent. We handle listing, guest operations, and maintenance coordination. You get predictable cash flow and no daily management hassle.

When is Fixed Rental Income a good fit?

It’s ideal if you prefer certainty over variable revenue, want zero operational involvement, or have financing constraints that benefit from a fixed monthly income.
